Placer Claim Wanted

I wish to purchase a small placer claim in central or northern Nevada. This is intended for our family to operate as a small, 1-2-person operation. I'm not interested in an exhausted claim that has been worked and then over-worked. It needs some verifiable virgin ground that we can test with a small-diameter portable drill. A patented claim would be appealing but we will consider all claims. It needs 4x4 access. It also needs a water source. A claim in northern California or extreme southern Oregon also works provided we can obtain a permit to mine.
